Project: Grantham Farm
This rural subdivision and farm park development allows normal farming operations to co-exist with rural lifestyle spaces.
The Challenge
After reviewing several options, a farm park style development was considered the best way to utilise the land due to farm soil types and site conditions. However, the District Plan did not specifically allow for such a development.
Our Expertise
Services provided included land development concepts and planning, rural subdivision and land-use consents and farm surveys.
The Solution
We designed a subdivision layout that created the effect of a farm park development while complying with the District Plan. We did this by applying a mix of covenant and lease areas to set aside exclusive and non-exclusive areas.
Landowners retained the exclusive area for their private enjoyment while the non-exclusive areas were leased back to a central holding company for farming. Care was taken to ensure the non-exclusive areas were large enough to allow for normal farming operations.
The Result
By thinking outside the square, we created a farm park and rural subdivision that complied with the District Plan. Landowners live within a rural environment with all the benefits of space and rural lifestyle without the hassle of maintaining the adjoining farmland.
