Project: Halcyon, Kiteroa Place, Cashmere, Christchurch

Through creative subdivision and engineering consultancy work, we transformed this Cashmere Hills land into a desirable residential hillside development


The Challenge

While hillside developments are seldom straightforward, the Halcyon site had some extra challenges. The subsoil was either too soft or too hard, and groundwater was present.

The site needed rezoning due to a rural zone extending through the middle of the site. Finally, a gravity sewer for waste was not an option because the houses sat below the sewer main.

Services provided included site and topographical surveys, feasibility studies and property investigation, private plan changes, resource planning and planning consents, subdivision and land-use consents, hillside residential development and engineering design.


The Solution

To give Halcyon added character, we created sections of varied sizes and shapes by identifying the building sites and fitting the boundaries to them. All sections were designed to maximise views and provide gently sloping building platforms and easy drive-on access. An innovative sewer system was introduced that pumps from each property into a shared pressure main.

The Result

A desirable residential area with good building platforms, each maximised for the views and ease of access.
