This surveying project helped create a unique rural land development on the beautiful Banks Peninsula.

The Challenge

The Jubilee Road Development, nestled in the hillslopes between Anchorage Bay on Banks Peninsula and the Wainui settlement, enjoys early morning sun and expansive views over the harbour and across to Akaroa. Combining the land owners’ vision with our expertise in rural land services, our shared goal of creating this unique rural land development started to take shape.

The challenge, while respecting the strict planning rules that protect the Banks Peninsula landscape, was to create nine lifestyle properties with approved building sites that future owners would fall in love with. 304ha of the 400ha property needed to be retained as a viable farming unit, as well as around 16ha of mature native vegetation that was to remain untouched, as it was covered by protective covenants.

Services included resource management planning, subdivision and land-use consents and land and lifestyle block subdivision development.

The Solution

We designed a subdivision plan that would enhance the rural character of the land while preserving extensive native bush and the character of the bay. We then identified and obtained approval for a number of building sites, creating eight lifestyle blocks between 1-40ha in area, creating a 6ha homestead block and ensuring the 304ha farm balance.

The Result

Through creative subdivision and engineering consultancy work, we provided a comprehensive subdivision plan, resulting in the creation of a sought after and exclusive rural development that also ensured the lasting legacy of precious native bush.
